Buying a home can be a joyous experience or a catastrophic, stressful
occasion. The first step in purchasing a home is not finding the perfect
home but selecting the right real estate agent and company. You should
interview a minimum of approximately two agents from different real estate
firms before making your decision of who will represent you. An agent who
represents you is considered a Buyer's agent. This particular agent
represents you and looks out for the best interest of you, the Buyer. A
Seller's agent represents the Seller and looks out for the Seller's best
interest. For this very reason, it is to your benefit to hire the
assistance of a Buyer's agent prior to pursuing a home purchase.
Although, a Seller's agent is mandated by law to treat all persons fairly
and to divulge pertinent material facts to all persons concerning a specific
home for sale.... keep in mind that they work for the Seller and not you,
the Buyer! They are out to obtain
the highest sales price for the Seller and to protect the Seller's best
interest at all times. Therefore, if you are a first time
homebuyer
or a repeat buyer stepping up to a larger home or even a newly constructed
home...always obtain an agent who is looking out for your best interests, a
Buyer's agent!
The selection of an
agent should be based on your needs and requirements. If you are looking
to purchase on the east side of town, it would not be wise to select an
agent who specializes selling homes on the west side of town. In addition,
you should feel very comfortable with the agent who will represent you in
one of the biggest investments in your life. During your initial
meeting with the agent you should ask any and all questions that come to
mind. Remember, the agent is the expert and you are the novice. Therefore,
ask away...no question is a
dumb
question! Finally,
if you expect the agent to be complete with the knowledge necessary in
assisting you in purchasing a home....you also should be well equipped
with specific information of what style of home you desire, how many
bedrooms and bathrooms needed, as well as, the areas in which you prefer
to reside. Therefore, as a Buyer you have certain responsibilities,
as well as, the agent of your choice, to make the entire home buying
process as expedient and smooth as possible.
