In Preparation For Showing Your Home To Prospective Buyers

1.

Repaint. Brighten up your homes interior with a fresh coat of paint, especially in high use areas such as hallways, bedrooms, family rooms and bathrooms.  The FHA, VA, and home inspectors are very sensitive to peeling paint.  You'll never go wrong repainting with white paint!

2.

Unclutter Living Areas. (Kitchen, basement, bedrooms) Buyers like a spacious feeling. Don't forget the closets!

3.

Check Your Ceilings For Yellow Spots...This could mean possible roof leakage. If so, get a licensed professional roofer to correct the problem. Any receipts or warranties for the roof should be transferrable to the buyer.

4.

Check All Electrical Fixtures.

a. Make sure your internal and external light fixtures all operate correctly.

b. Place bright light bulbs in every fixture.

c. Inspect ceiling fans for proper functioning.

d. Perform minor repairs on broken fixtures and makeshift wiring.

5.

Check All Plumbing Fixtures.

a. Make sure all toilets flush correctly.

b. Make sure all facets are in working order.

c. Repair minor repairs on broken fixtures and makeshift wiring.

6.

Clean All Windows... - Let The Sun Shine In!

a. Clear any obstructions from windows such as hanging plants.

b. Make sure all windows/doors open, close and lock properly.

7.

Carpeting/Floors. Remove, if possible any eye soar spots in carpets. If you have wood floors ...a small light coat of shellac won't hurt. Kitchen floor should be waxed. 8. Pets.  Take your animals outside 1 hour prior to showings. Freshen up your interior areas with air fresheners.  Most people hate homes that smell like a pet shop.

9.

Railings. Make sure all your railings to steps (internal and external) are secure and tightly    fastened to ground or walls.

10.

Heat/Air Conditioning, Make sure heating and air system is working properly. Check the thermostat ! Be certain there is proper ventilation.

11.

Fenced Yards. Repair any deteriorating fencing.!

12.

Lawn Maintenance. Make sure lawn is well manicured and cut weekly. Remove dandelions and all weeds.

13.

Increase Your Curb appeal!

a. Patch cracks in walls, walks, driveways and patios with cement.

b. Paint outside shutters, doors, wood shingles if needed.

c. Caulk around windows doors and trim, etc.

14.

Check Interior/Exterior Wood. Remove any exterior or interior rotted wood. Replace with new wood ...Don't just paint over soft spots to make them look good! Inspectors will pick this up! If excessive wood deterioration or rotting exists, you may have termites. Seek assistance from a licensed termite specialists.

15.

Miscellaneous.

a. Remove dishes from sink, and dishwasher (if applicable).

b. Make sure stove is kept clean inside and out.
 

NOTE:

Remodeling, renovating, or refurbishing your home in most cases is unnecessary. Often many sellers are disappointed to later discover that all of their extensive renovating/remodeling did not substantially increase their homes value. However, if you feel remodeling is needed please review the following "Improvements That Payoff" list compiled by National Association of Home Builders.
